City Permit Procurement: In the last 3 years, working for MVA or on my own, I've won approvals for TI projects in: Long Beach, Cerritos, Santa Ana, Irvine, Pamona, Fontana, Orange, Carson (L.A. County), Rancho Dominguez (also the county), Compton (love to Victor), L.A. city (good times), San Diego (more good times), Costa Mesa, Rancho Santa Margarita, & Pasadena.
Managing Consultants: I've routinely managed MEP, structural and civil consultants. I managed a landscape consultant once. I worked for civil and landscaping firms early in my career (Preble-Rish and Avant LTD, see my resume).
Customer Service: I believe in customer service. I do everything I can to help every customer I contact, and at MVA many clients request me when they have work.

Overview

In 16 years I have worked on a variety projects with diverse teams in often complicated circumstances. I have also worked on my own. My strengths are: crisis prevention and crisis management. I have rescued troubled projects on many occasions. Everywhere I have worked I have earned the respect of my superiors, peers, consultants, clients, and, most proudly, subordinates. I have a good (and improving) knowledge of means of construction and codes (CBC, title 24, CFC, IBC, UBC, SBC, ADA). I have worked in extensively in hospitality, industrial, commercial, and residential (high & low). I also have landscape architecture and civil engineering experience. Hospitality Project Resume
Due to confidentiality agreements, I cannot post portfolio samples of my Steelman work online, but I can show you in person. In addition to what is shown below,  I’ve worked various restaurant & night club TIs.

Foxwoods expansion (for Steelman Partners)
· Valuation: the scope of the project changed several times. At the time of my work it was about $450 million.
· The project had been in the design phase for 4 years when I took over CAD for the SD. I repeatedly redesigned the floor plan based on the frequent changes demanded by the client, and worked as one of the team leaders on the DD.
· Coordinated with MEP and a kitchen consultant

Venetian Cotai Phase 2
(for Steelman Partners)
· Valuation: $1.8 billion
· Steelman Partners was the exterior architect, and interior space planner, except for the 3 hotel towers and the shopping mall.
· There were 5 other architecture firms on the design phase. A 7th firm in Hong Kong was to do the CDs. I coordinated with:
        · RTKL-Dallas: designed 2 shopping malls into designated spaces in the plan
        · Four Seasons (they had one tower) sent us room plans from an unnamed (or in house) architect
        · The other 3 design firms simply sent floor plans to be inserted into overall plans
               (serviced apartment tower, Billionaire Boys Club tower, the landscape architect)
· I managed all CAD on the project, created most of the sheets, supervised the drafters who drafted the exterior elevations and details, space planned the BOH space and participated in the trans-ocean, multi-lingual conference calls where conflicts between the parties were resolved, and assembled the final DD set.

Fontainebleau Las Vegas (for Steelman Partners)
· Valuation: when I was on the project it went from $1.2 billion to $1.9 billion
· Steelman Partners was responsible for all interior architecture. I coordinated with:
            · Carlos Zapata and Associates: exterior Architecture
            · Bergman and walls: executive architect
            · Lifescapes: landscape
· I was assigned to the project after the design had begun after which I managed all CAD on the project through SD, DD, and CD submission, drafted the hotel tower and worked on some of the room designs, drafted revisions to the convention center (working directly with the client) established & coordinated project standards with the other architects, supervised other drafters at various “busy” times on the project.

Majestic sun hi rise condo in Destin FL (for Prescott Architects)
· A 12 floor condo building (about 250 units).
· I drafted the front office and marketing center, See in my portfolio.
· I inspected about 70 of the finished units for construction quality

Bay Club phase 2 in San Destin resort, FL (for Prescott Architects)
· 5 story, 30 unit condo building.
